Water Is What Destroys a Lot

Almost every failure starts the same way. First the sun oxidises the surface, so it turns grey and porous. Then water soaks in. Next it reaches the base and softens it. Finally winter freezes that water, and the lot breaks apart from below.

So the work is really about keeping water out. Sealcoating closes the surface. Crack sealing closes the gaps. Prompt patching stops damage spreading. Do those three on schedule, and a lot can run twenty years or more.

Skip them, and you are budgeting a rebuild instead. That is the single largest bill a property will ever face on its asphalt. In other words, maintenance is not the expensive option.
