What Sealcoating Actually Does
Asphalt is held together by binder. That is the black, tar-like glue holding the aggregate in one mat. Sunlight breaks it down. So the surface fades from black to grey, then goes brittle and porous.
Once porous, it drinks water. In Utah that water then freezes, expands, and tears the mat apart from inside. Meanwhile fuel and oil drips dissolve unprotected asphalt on contact.
Sealcoating puts a barrier over that binder. UV gets blocked. Water sheds instead of soaking in. The drips wipe off rather than eating down. However, it is not structural. A failing base stays failing, and a real crack stays open. So anyone selling it as a repair is misleading you.
What it does do is slow the clock on a sound surface, for a small fraction of resurfacing cost. That is the whole value.
UV Protection
Blocks the sunlight that oxidises binder. Without it, a flexible surface turns grey and brittle.
Water Barrier
Keeps water out of the mat. Therefore it cannot freeze inside and break the surface apart.
Fuel Resistance
Guards against petrol, oil and hydraulic drips. Otherwise those dissolve asphalt on contact.
Looks Maintained
Returns a deep black finish. As a result striping pops, and the property reads as cared for.

How We Approach Sealcoating
Surface Cleaning
We sweep and blow the whole surface first. Sealer will not bond to dirt, and skipping this is why cheap coats peel.
Oil Spot Priming
Stained areas get degreased and primed. Otherwise the sealer lifts off those patches in sheets.
Cracks First
Cracks get sealed before any coat goes down, because sealer alone cannot fill them. See crack sealing.
Edge Detail
Clean lines cut by hand along curbs, islands and building edges before the open areas.
Measured Coverage
Too thin fails early, and too thick cracks. So coverage rate is measured rather than guessed.
Phased Reopening
Sections stay closed until cured, then reopen. Meanwhile we handle barricades and signage.

Common Questions
How often should a lot be sealed?
Every two to three years for most Utah properties. Heavy traffic or full sun pushes that toward two. Shaded, lightly used areas can stretch to four. However, sealing more often than every two years is usually wasted money, because the coat has not worn through yet.
How long is the lot closed?
Around 24 hours per section in good drying weather, longer when it is cool or humid. Because we phase the work, most properties never lose the whole lot at once. You get a specific reopen time on the day.
Will it fix cracks and potholes?
No, and be wary of anyone who claims otherwise. Sealcoat is a thin film, not a filler. Cracks need sealing first, and potholes need cutting out. Sealing over damage simply hides it while it worsens underneath.
Is it worth it on a big lot?
On a sound lot, it is the best maintenance money you can spend. Resurfacing is a major capital cost. A seal cycle costs a fraction of that, and it can push resurfacing out by years.
