Why Most Asphalt Repair Fails

The cheap way to fix a pothole is to shovel cold mix in and drive over it. It looks fine for a few weeks. But the edges were never cut square, never cleaned, and never bonded to anything. So water gets straight back in, and by spring the hole is bigger than before.

A lasting repair takes more steps. First we square up the failure and saw-cut back to sound material. Then the broken material comes out. Next, if the base caused the problem, we fix the base. After that the vertical faces get tacked, so the new material bonds instead of merely sitting there. Finally, hot mix goes in and gets compacted in proper lifts.

That costs more than a shovel of cold patch. However, it does not need doing again next year.

Saw-cut to square edges and down to sound material. Therefore the patch bonds to real asphalt.

Base Repair

If the sub-base failed, we rebuild it. Otherwise patching just moves the problem a few months out.

Tacked Edges

Vertical faces get tacked before placement. As a result you get a repair rather than a plug.

Compacted in Lifts

Hot mix placed in proper lift depths and rolled to density, instead of tamped by foot.

It depends on how much has failed and whether the base is intact. Isolated damage on a sound lot is straightforward repair. However, once failures are widespread, repeated patching costs more over a few years than resurfacing would have. We will tell you which side of that line you are on, even when the honest answer is a smaller job for us.

Hot mix whenever the season allows, because it compacts to real density and bonds properly. Cold patch has a place as a winter stopgap. Still, we will call it temporary and book the permanent fix.

Not at first. New material is darker than weathered asphalt, and it blends over the following year. If uniform appearance matters, sealcoating the full surface afterwards evens it out.

Almost always. Repairs are localised, so we cone off one area and work while the rest of the property runs normally.
