Why Crack Sealing Pays for Itself
Here is the sequence that destroys Utah asphalt. First a crack opens, from thermal movement or plain age. Then water runs into it. Next that water reaches the base and softens it. Meanwhile whatever stays in the crack freezes overnight, expands, and levers the crack wider.
Come the next thaw, more water gets in. Repeat across one winter and the crack branches. Repeat across three, and you have a pothole plus a weakened base.
Sealing stops that at step two. It is cheap, it is quick, and it is the highest-leverage work available on asphalt. In other words, it is the difference between a service call now and a rebuild later.
There is one rule, though. Seal cracks while they are still narrow. Once they branch into interconnected alligator cracking, sealing no longer helps, and you are into repair territory instead.

When Crack Sealing Works Best
Cracks Over 1/4 Inch
Wide enough to take water, yet narrow enough to seal well. This is the sweet spot, so do not wait past it.
Before Any Sealcoat
Cracks always get closed first, because sealer is a thin film and cannot bridge an open gap.
Late Summer and Autumn
Sealing before winter closes the surface ahead of the freeze-thaw cycle that does the real damage.
After a Hard Winter
A spring inspection catches new cracking early, before another season widens it.
Straight-Line Cracks
Thermal and joint cracks respond very well. Consequently these are ideal candidates.

Common Questions
What is the difference between crack filling and crack sealing?
Filling just puts material in the gap. Sealing cleans and prepares the crack first, then places flexible hot-pour rubberised sealant that bonds to the walls. Filling is cheaper, but it fails sooner. Therefore we seal.
How long does the sealant last?
Three to five years in our climate, when it is properly prepared and placed. However, cracks that keep moving a lot through the seasons may need attention sooner.
How soon can traffic return?
Usually within the hour, because hot-pour sets fast. We often add a light sand or blotter so tyres do not pick it up while it finishes curing.
Our whole lot is cracked. Is sealing enough?
Probably not, and we will say so. Widespread interconnected cracking usually means base failure, and sealing the surface does not address that. In that case you are looking at cut-out repair or resurfacing.
Can you seal in winter?
Sealant needs a dry, reasonably warm crack to bond. Mild winter windows sometimes work. Still, the durable result comes from autumn work, which is also when it does the most good.
