What Parking Lot Maintenance Actually Covers
A sealed lot with closed cracks can run twenty years or more. Left alone, the same lot needs a rebuild far sooner. That gap is not luck. It comes down to one thing: whether anyone kept water out.
Here is how the damage works. First, sun oxidises the surface and it turns grey and porous. Then water soaks in through that surface and through open cracks. Next it reaches the base and softens it. Finally, winter freezes that water, which expands and breaks the lot apart from below.
So the job is simple to describe. Sealcoating closes the surface. Crack sealing closes the gaps. Prompt repairs stop failures spreading. Do all three on a schedule, and you turn a capital expense into a small operating one.

What does a maintenance program cost?
Less per year than most people expect, because the work is spread out. Sealcoating runs on a two-to-three-year cycle. Crack sealing is annual and cheap. Repairs stay small if you catch them early. Meanwhile a neglected lot heads towards reconstruction, and that is the largest asphalt bill a property will ever face.
How do I know if my lot needs work?
Look for four things. Grey, faded surface means it is taking on water. Open cracks mean water already reaches the base. Cracking that looks like alligator hide means the base has failed there. Puddles a day after rain point to drainage. We will walk it with you and say which you have.
Can you work without closing our property?
Yes, and it is routine. We phase the work section by section. Where the operation demands it, we run nights or weekends instead. Just tell us your peak hours and delivery windows.
Do you cover several properties at once?
We do. Managers and HOA boards with multiple sites get one schedule and one contact. As a result it usually costs less than tendering each site separately.
What if our lot is already in bad shape?
Then we will say so plainly. Often the worst zones need rebuilding while the rest only needs maintenance. That mix costs far less than treating the whole surface as a loss.
