When Parking Lot Resurfacing Makes Sense
There is a point where patching stops being worth it. The surface is oxidised through. Cracking is everywhere. Each repair sits surrounded by asphalt that will fail next season.
But if the base below is still sound, you do not need a full rebuild. On a lot that was built properly, the base very often is fine.
So resurfacing takes the failed top layer off and lays a new one over the existing structure. Milling removes the old surface first, which keeps the finished height correct against curbs, gutters, drains and door thresholds. Then the new lift goes down over a tacked surface and gets compacted to density. The result looks and performs like new, without the cost and downtime of excavating the whole section.
One honest caveat, though. If the base has failed, an overlay buys a year or two before the same cracks telegraph through. Therefore we assess before we recommend it, and we will tell you when the base is not up to the job.

Mill and Overlay
Milling the failed layer, then placing a new lift. This is the standard approach where the base is sound.
Overlay Only
Where height allows and the surface is stable, a lift can go straight over at lower cost.
Partial Areas
Sometimes only the drive aisles or dock zones are worn. So we treat those rather than the whole lot.
Rebuild Zones
Sections where the base genuinely failed get rebuilt, then integrated with the overlay around them.
Drainage Correction

Common Questions
How do I know if the base is still good?
Three signs point to base failure: widespread interconnected cracking, areas that flex under a loaded vehicle, and rutting that returns after repair. By contrast, isolated surface cracking on a lot that feels solid usually means the base is fine. We assess rather than guess.
How long does it take?
That depends on size and phasing. A mid-size retail lot done in sections can run several days. Larger phased jobs take longer, precisely because we keep you open. You get a schedule with the quote.
When can traffic return?
Usually 24 to 48 hours for cars, depending on temperature and lift thickness. Loaded trucks should wait a little longer. Meanwhile we mark cured and uncured sections clearly.
Is there a best time of year?
Late spring through early autumn. Asphalt needs enough ambient and ground heat to compact properly. So we schedule this work roughly April to October, and the good slots fill early.
Will it fix our drainage problems?
It can, and this is the right moment to address them. Regrading during resurfacing costs far less than correcting it later. Besides, standing water is the fastest way to ruin a brand new surface.
